A large-scale investment project that will see an urban development complex implemented at the north end of Obninsk. The project envisions construction of apartment buildings, elite houses, townhouses, as well as kindergartens, schools, sports grounds, a stadium, stores, shopping & entertainment centers, clubs, restaurants and cafes. The local terrain features have been used in project designs: the highway skirting the gully has been designed as promenade and the gully slope as a decorative marina. The height of buildings decreases from the center to the periphery.

In the scope of realization of the National Project Affordable and Comfortable Housing to Citizens of Russia in the territory of Kaluga Region, Russky Dom presents its large-scale prospective project for th region, Zaovrazhye. According to the protocol of commission of the Federal Agency for Construction, Housing and Utilities (“Rosstroy”) dd. June 22, 2007, Zaovrazhye project was chosen among 39 projects submitted by various regions of Russia and included into the list of experimental investment projects in the scope of realization of Housing state program for the years 2002 to 2010. The project developed by GC RUSSKY DOM proposes to use the northern part of Obninsk for housing development: a modern town planning complex with housing development ranging from small apartments up to elite cottages and townhouses. The project provides for gardens and schools, playgrounds in house yards and a stadium, a shopping center and stores, neighborhood service points, an entertainment center, clubs, restaurants and cafés. The center is accented by high-rise buildings. The height of buildings in the community decreases from the center to periphery. A plaza is designed in the center. The high-rise section of the community is divided into blocks. The main street, being continuation of the existing Lenin Ave., is planned as a parkway, the central part of which is a pedestrian zone. The terrain relief was taken into account in the design: the main road adjacent to a ravine, is decorated as an embankment, and the ravine slope as a decorative esplanade. Cottage and low-rise buildings consists of two sections. The section situated in the western part of the district is represented exclusively by individual family houses, while the number of their floors increases as far as they are more remote from the main street. The northern part of the community accommodates a line of linked cottages (townhouses) and individual cottages. For parking of motor transport of community inhabitants, except for transport of cottage owners, ground floors of respective buildings and adjoining territories should be used. Guest parking places are also provided.
